The Springs District at 2500 Cedar Springs Road transforms a long-underutilized four-acre superblock into a connected, mixed-use destination at the heart of Uptown Dallas.
The 1.4-million-square-foot development brings together office, residential, hospitality, retail, dining, and more than two acres of programmed outdoor space across three towers. The district is anchored by 2800 Fairmount, a premier office destination with approximately 511,000 square feet of workspace; a luxury multifamily tower with more than 230 residences; and Dallas Proper Hotel & Residences, a 34-story tower featuring approximately 200 guestrooms and suites alongside 82 branded residences. Ground-level restaurants, retail, and amenities activate the streets and create a neighborhood that is designed to work, live, stay, and gather.
Parking is placed below grade, allowing the ground plane to prioritize pedestrians through landscaped plazas, open spaces, and walkable streets. A new connection through the site breaks down the existing superblock and strengthens connections between Cedar Springs Road, Routh Street, Howell Street, and Fairmount Street. The district also builds on its larger urban context, with the Katy Trail and McKinney Avenue nearby and Klyde Warren Park less than a mile away.
The design responds to Dallas at both the micro and macro scales, combining shaded sidewalks, active storefronts, restaurants, and residences with a bold architectural presence that responds to Uptown’s overlapping urban grids. The result is a walkable, amenity-rich district that reconnects the site to its surroundings and establishes a new model for mixed-use development in Dallas.
